The Challenge: Building Envelope Breach
Water intrusion is one of the most common issues for Harlem properties, especially at high-traffic entry points.

We began the project by conducting an in-depth inspection to assess the extent of the damage. Our team identified areas where drywall and insulation had sustained water damage, particularly in the lower portions of the walls and ceiling.
Tear Out Water-Damaged Drywall:
In the affected areas, 5/8" drywall was carefully removed up to a height of 2 feet.
The tear-out process was performed efficiently to minimize disruption, without the need
for bagging, allowing us to prepare the site for the next stages of restoration.
Tear Out Wet Insulation:
Wet insulation from the ceiling was removed and bagged to prevent contamination and
reduce the risk of mold growth. This step was critical for restoring a safe, dry
environment and preventing further structural damage.
Protection and Trade Labor:
Skilled trade labor was provided to ensure proper removal and disposal of
construction debris. Dust control measures were implemented to keep the work
area and surrounding spaces clean, while also protecting nearby common areas.
Coordination with Property Management:
We maintained close communication with the property management company to
ensure smooth project execution. This helped minimize disruptions to occupants
and streamlined the entire mitigation process.

We applied a high-performance white waterproofing membrane across the entire threshold and extended it up the vertical surfaces to create a "watertight boot".
