At Washington Heights Townhouse, the property owner’s daughter sought assistance in maintaining her elderly mother’s brownstone in Washington Heights, NYC. After several discussions, the client signed up for our Home Services Contract, entrusting us with a full roof-to-cellar inspection and comprehensive property care. Leveraging our decades of experience with townhouses, we identified numerous critical issues and implemented targeted solutions to restore the home.

Our inspection revealed several critical issues:

• Roof Conditions: The HVAC equipment on the roof was non-operable, and
the gutter was improperly fastened and lacked proper protection.
• Water Intrusion Risks: We found multiple potential entry points for water through the parapets and roofing materials, as well as water stains in several areas of the home. By tracing the leaks, we discovered water damage extending down to the basement.
• Structural and Systemic Water Damage: Significant water damage was affecting critical systems, including plumbing, HVAC units, and the furnace. Immediate attention was necessary to prevent further deterioration and potential system failures.

One of the most pressing issues was the discovery of a false sump pump installed by a previous contractor in the basement. This led to basement flooding, which destroyed personal property, including memories and appliances.

We removed the faulty sump pump and had our team install a properly functioning sump pump to prevent future flooding.
Additionally, we sealed multiple areas of the exterior where water was entering the home, eliminating these vulnerabilities to protect against further water intrusion.
