Project Overview
At Washington Heights Townhouse, the property owner’s daughter sought assistance in maintaining her elderly mother’s brownstone in Washington Heights, NYC. After several discussions, the client signed up for our Home Services Contract, entrusting us with a full roof-to-cellar inspection and comprehensive property care. Leveraging our decades of experience with townhouses, we identified numerous critical issues and implemented targeted solutions to restore the home.

ROOF-TO-CELLAR INSPECTION
Our inspection revealed several critical issues:
Key Services Provided
One of the most pressing issues was the discovery of a false sump pump installed by a previous contractor in the basement. This led to basement flooding, which destroyed personal property, including memories and appliances.
- We removed the faulty sump pump and had our team install a properly functioning sump pump to prevent future flooding.
- Additionally, we sealed multiple areas of the exterior where water was entering the home, eliminating these vulnerabilities to protect against further water intrusion.
As part of the home’s comprehensive care, we also oversaw the coordination of pest control services to ensure the property remained free from infestations.
To address the variety of issues within the home, we coordinated with several specialized contractors, ensuring all necessary work was completed to high standards:
Throughout the project, we communicated closely with the client, proposing a clear plan of action with priorities in mind. This helped streamline decision-making and ensured that the most urgent issues were addressed first.
As part of our ongoing commitment to maintaining the property, we provide bi-annual maintenance services, including:
- Changing filters
- Updating condition reports
- Running diagnostics on appliances
- Clearing gutters and downspouts
- Snaking internal and exterior drains
- Shutting off exterior water spigots and lines in preparation for freezing conditions
- Testing the furnace and hot water heater
